A new VA program designed to help veterans who have fallen behind on their mortgage catch up and stay in their home — without foreclosure.

What Is the VA Partial Claim Program?

The VA Partial Claim Program is a new lifeline for veterans who are struggling to make their mortgage payments. If you've fallen behind, this program allows your mortgage servicer to pay off the overdue amount so you can get current on your loan and avoid foreclosure.

The program was created by the VA Home Loan Reform Act, signed into law on July 30, 2025, and officially launched by the VA on June 15, 2026. It's already expected to help keep thousands of veterans in their homes.

You don't have to apply on your own — your mortgage servicer identifies veterans who may qualify and reaches out to start the process. But if you're struggling, you should contact your servicer or the VA directly to ask about your options.

How It Works — In Plain Terms

Step 1

You're Identified

If you fall behind on your VA mortgage, your mortgage servicer reviews your situation and determines if you may qualify for the Partial Claim Program.

Step 2

3-Month Trial Plan

You enter a three-month trial payment plan at a manageable amount to show you can stay current on your loan moving forward.

Step 3

Past-Due Amount Paid

After successfully completing the trial period, your mortgage servicer pays the full overdue amount to bring your loan current — meaning no more missed payments on your record.

Step 4

Stay in Your Home

VA reimburses the servicer, and you continue making your regular monthly payments. The servicer repays VA when the loan is eventually paid off, refinanced, or the home is sold.
